Positive Voices needed to defend vision for renewed Dundarave

A proposal to develop about a quarter (one fourth) of the Dundarave village shopping area has been in the works for several years.

The key question is: does this project meet community needs for housing, local economy and climate change?

Adding housing supply & diversifying our missing-middle housing?
YES - the proposed site will add 55 residential condo units (20 one-bedroom, 27 two-bedroom and eight three-bedroom).

Support the local economy?
YES – adds vitality and vibrancy to Dundarave Village. Offers retail and office space on Marine Drive and Dundarave Lane.  Drug store will be a key tenant.

Responds to climate change?
YES – housing in village setting offers walkability to shops and services, minimizes need for vehicle, access to transit, green roofs, and energy-efficient construction.

The proposal also adds an outdoor plaza, wider sidewalks - including one on Dundarave Lane, where there are none - plus expanded access to the mid-block alley, two public murals and numerous trees.



Redesign

The design was amended after recommendations from the independent Design Review Committee, which advises Council and staff “on matters of design, and physical and aesthetic impact, including the impartial and professional review of development applications”.

The developer’s revised design approach included top-floor setbacks; a style mix in keeping with existing streetscape and village character; and the addition of public art.

This area is currently zoned for three storeys, so any new project will be this height.  Due to the slope, the proposed height of the new development is 2’6” lower than the north side of Marine Drive.  A variance has been requested to allow roof-top access to four private patios.

Misinformation

While it’s not surprising that some local groups oppose the development, it is disappointing that they are peddling incorrect information. They say that the proposed building would be 10 feet higher than IGA, when in fact the architects have presented detailed drawings showing that it would be lower.

For all those concerned about the challenges facing our community - we must act to counter the misinformation, and let mayor and council know that we support additional housing and renewed economic activity.
